Should Realtors leverage social media to promote their listings?
Statistics consistently show that 97 percent of adults (of the ages 16 to 64) who are “online” have used or visited a social media network within the last month.
Many of these are also daily users, which, sets social media sites apart from other marketing venues. While not all of these users are home buyers, they act as intermediaries to connect active buyers with agents by sharing relevant pages and posts.
This means that a simple post of “House for Sale” can reach users well beyond immediate connections because your connections are sharing this post with their connections.
The use of “hashtags” in social media is an undervalued asset. This tool can boost the effectiveness and reach of a post by incredible margins. The hashtag is a metadata tag that makes it easier for users to find a message or post that is specifically related to their search.
For example, if I post a picture of a waterfront home in Greenwich, I may tag the post with hashtags like #realestate, #waterfront, #greenwichrealestate, and many more.

My post will then be grouped together with every other post that has at least one of these hashtags, making it much more effective. Anyone searching for posts with #waterfront will now see my post, while previously they would not have seen that post. This person may be the buyer for your listing.
Marketing a property successfully is the key to selling a home. In today’s environment agents can no longer just list a property on the Multiple Listing Service and hope for it to sell.
Agents must make an active attempt to list the property not only on the MLS but also on other sites, such as Facebook, Instagram and LinkedIn. Social media marketing is one of the most effective tools that we have.
